Scheduled Meetings
Dana Clark expressed concern for the following:
10 Sep 19 
1. Plants at the entrance not done.
2. Pool chairs need repair.

18 Sep 19
1. B-B-Q's not working.
2. Water wastage. Complaints from resident and guests.

24 Sep 19
All matters above have been attended to.

I asked Dana to remind Troy that the damage to the stonework at the central building needs to be done.

Troy provided the contact details for Council's waste manager so that I could contact him to discuss the grease trap. He, Paul Wrobel confirmed we need to update our system and has given us 4 months to have it done.

Bin Cages
A bin cage has been installed at the back of Villa 27. Kevin Craggs can be seen putting the finishing touches to it.
This will allow us to measure how far the cages will need to be offset from any structures. The photo may be of use in the newsletter?

Main Entrance - Port Douglas Road
The entrance had been watered daily from 6 September up until the level 1 water restrictions came into force on Tue 23 Sep. It is still being watered but only three times a week.
The bushes at the road side of the entrance have been pruned and plants added. The shared bike and walking path is a lot easier to see now, as are the safety signs and more people are using it rather than taking a short cut along the train lines. A quick survey showed usage of the shared path has gone from 20% to 50%.
Images of four faded traffic signs have been passed to Queensland Transport for their consideration to replace?

Creek Boundary
I met with John Morris on Wed 18 Sep to discuss the matter of the state of the water at our boundary with the Country Club. Just before that an owner contacted the Douglas Shire complaining about the state of the water in the creek. Council advised that this is controlled by Queensland Department of Agriculture and Fisheries. Council inspected the weir on Fri 20 Sep.
At 9pm on Fri 27 Sep I witnessed the opening of the valves in the weir by a 3.11 tide. So, tidal water entered the system at that end and then drained to the level of the valves. I think some people were sceptical this could happen but I witnessed it on the night.
John freely admits we need a good flush out after a very dry season and hopefully that can happen with the first of the November storms.

Maintenance Team
I met with Ross Gathercole on Fri 28 Sep and Mon 30 Sep 19 to discuss the grease trap, the Safety reports and other matters. Ross found a quotation from Voermans for the grease trap. Quotation>
Several things have come up with the safety reports. One is that we do not have an Emergency Management Plan for Reef Terraces. Ross has suggested that he and I work on one soon.

Possible items for the next committee meeting include:
1. Signage for the shared paths between villas 15 & 30 and villas 35 & 46, and
2. Replacement of discoloured and damaged convex mirror outside villa 15.

Other matters:
1. Front door jamb Villa 53. There is evidence of an earlier repair that may have been done by the owner? Who made the repair? Is the body corporate still responsible for maintaining the door jamb if the earlier repair was not done properly?
2. Laundry door jamb Villa 92. Beyond repair and needs replacing at an approximate cost of $1000.
3. Removal of three Beach Almonds at the west boundary as discussed on the walk around. Quotation>
4. Stage one pool bridge needs attention or removal. An alternative route is possible for foot traffic at a fraction of the cost of replacing the bridge. Quotation>
5. Fan noise permeating from Villa 92 into Villa 93. Villa 93 is our villa and with the help of the maintenance team and an electrical contractor two fans in Villa 92 were replaced with the previous owner. At our expense, one of these new fans was replaced earlier this year with the new owner. With the warmer weather the fans are being used more and the dull fan noise has returned. We would like this to be investigated by a sound engineer.
